Over the years, we've worked through all sorts of situations with residents,
always with an eye towards finding a solution that helps everyone thrive.
We invite you to read through the policy below so you can plan your move accordingly.
We also have a tenant-friendly Move-Out Planning Sheet that we can provide you upon request.
Simply reach out to us via the Doorloop Resident Portal, through an email, or physical mail to let us know. The notice must be received 30 days before the end of your lease and in written form. Email this completed 30 Day Notice to Vacate Form to homes@vistanine.com.
The tenant moving out should reach out to us via the Doorloop Resident Portal to let us know. We will work with you to take the next steps. The Move Out Policy also has a Special Circumstances section (on the last page) that covers this topic.
Generally, yes. We will list your home for rent and schedule as few showing times as we can to accommodate interest. This process generally moves fast and the first showing generally will happen on a weekend. With any luck, we'll be done with showings after a week or two.
No problem. If you need a landlord reference on an application, feel free to include our information - we are happy to provide references for current and past tenants! Please complete and email us this completed authorization form to us at homes@vistanine.com.
It depends. But, if you can move out 1 or 2 days prior to your move-out date, we can often credit you rent for those days. It gives us a chance to more leisurely prepare your home for the next resident.
When living in a rental property, "normal wear and tear" is expected.
In California, normal wear and tear is defined as natural deterioration of a rental property that occurs due to the tenant's everyday use of the property. Examples of normal wear and tear include: faded paint, minor scratches on walls and floors, worn carpet, loose doorknobs, worn enamel on bathtubs, sinks, or toilets.
What isn't considered "normal wear and tear" is intentional damage or damage caused by negligence. This would include, for example, holes bigger than pinholes in the walls; paint or crayon markings on the walls; grease, major stains, or wax on carpet (we recommend removing shoes when walking on carpet); water damage due to allowing water to sit on surfaces, misuse of appliances, etc..
When a tenant moves in, a security deposit is collected to help protect the homeowner from damages. When a tenant moves out, the security deposit will be returned after deducting any cleaning costs (e.g. Heavy grime, grease, or dirt buildup on appliances; pet waste or strong odors requiring special cleaning; trash or abandoned items left behind) and any other charges that may be incurred due to damage beyond "normal wear and tear."
Attempts to make repairs without receiving permission first from VistaNine is considered at your own risk and your financial responsibility.
We will work out specifics with you. Generally, you can simply leave the keys in the home and close the door behind you. You'll receive a complete property accounting statement via email. Be sure you provide us with a mailing address or alternative method to send you your security deposit balance.
