Your main point of contact will be the person who helped you get your lease signed. But, anyone on our team can help you. They will either make sure your main point of contact is informed or get you the information you need directly. Contact us through the Tenant Portal or for more urgent matters, call us at the phone number shown on your lease agreement.
You should have received an email invitation to join our Tenant Portal in Doorloop. All tenants need to create an account in Doorloop. The tenant portal handles rent payments, maintenance/repair requests, announcements/communications, and lease management.
Rent payments can be made online or in person at a bank. If you plan on making ACH payments, we highly recommend your set up your bank account today due to the verification process.
If you pre-pay some of your utilities to VistaNine, you won't have to set up any direct accounts specific to that type of utility with the local utility company (e.g. SDGE).
If you are responsible for paying utilities directly to the service provider, you will need to contact SDGE (for Gas and/or Electricity), the City of San Diego/Escondido/Vista (Water or Sewer), and/or your preferred Internet/Cable Provider (AT&T, Cox, or Spectrum) to set up the account.
Your lease agreement explains whether you are responsible for your own receptacles or you share the responsibility with the property's other residents. If you share the responsibility, we recommend getting to know your neighbors so you can coordinate responsibilities for moving the receptacles in and out to the street for pickup. Over the next two weeks, please use this unit condition checklist to let us know the condition of your unit. Please print and return this completed form no later than 2 weeks after your move-in date to homes@vistanine.com. If there is anything that needs immediate attention, please contact us through the Tenant Portal or by calling us using the phone number shown on your lease agreement.
Maintenance requests can be made through your Vista Nine Doorloop Tenant Portal. For more urgent matters, please call our direct phone number, as shown on your lease agreement.
It is important to us as much as it is to you that your home is safe, clean, and in good condition. Please let us know when there are any concerns or issues at hand.
Note that tenants may be charged if the repair is related to damage, abuse, or neglect caused by the tenant.

When living in a rental property, "normal wear and tear" is expected.
In California, normal wear and tear is defined as natural deterioration of a rental property that occurs due to the tenant's everyday use of the property. Examples of normal wear and tear include: faded paint, minor scratches on walls and floors, worn carpet, loose doorknobs, worn enamel on bathtubs, sinks, or toilets.
What isn't considered "normal wear and tear" is intentional damage or damage caused by negligence. This would include, for example, holes bigger than pinholes in the walls; paint or crayon markings on the walls; grease, major stains, or wax on carpet (we recommend removing shoes when walking on carpet); water damage due to allowing water to sit on surfaces, misuse of appliances, etc..
When a tenant moves in, a security deposit is collected to help protect the homeowner from damages. When a tenant moves out, the security deposit will be returned after deducting any cleaning costs (e.g. Heavy grime, grease, or dirt buildup on appliances; pet waste or strong odors requiring special cleaning; trash or abandoned items left behind) and any other charges that may be incurred due to damage beyond "normal wear and tear."
Attempts to make repairs without receiving permission first from VistaNine is considered at your own risk and your financial responsibility.
We encourge and welcome you to introduce yourself and your pets to your neighbors! Everyone wants to have a friendly, comfortable, and amicable experience with their neighbors.
Please take time to help your pet(s) settle into their new homes as a move may be stressful for them too.
Your pet must be leashed outside of the home, including in common areas of the property. Pet owners should refer to applicable regulations of your city/county/state of residence.
Please remember to pick up pet waste promptly in common areas and inside your rented unit.
